PREVENTATIVE PLUMBING MAINTENANCE
A lot of plumbing issues can be easily avoided by preventative maintenance.
These plumbing issues often not only affect the unit where the issue originated from, but also affect the units directly below or sometimes to the adjoining units.
Unfortunately these small plumbing problems have a way of becoming large plumbing problems if they are ignored and if steps are not taken to prevent them happening in the first place.
Below is some information about preventative maintenance, common issues and how to resolve them.

Please be aware that if a tradesperson attends the property and the repair is a result of deliberate or easily preventive actions of the tenants, then the tenants will be charged for both the repair and the callout fee.

KITCHEN SINK DRAIN
To prevent the sink and pipes from getting clogged DO NOT put cooking oil, fats, grease or food down the drain.
Instead, you should consider discarding cooking oil, fats & grease in a plastic container or jar and food waste in the rubbish.
This will not only help prevent plumbing issues, but also help out the environment.
If the sink is blocked try using a plunger and / or using a drain cleaning product like Drano or similar to resolve the blockage.
SHOWER DRAIN
Clogged shower drains are usually the result of a build-up of hair inside the drain.
To prevent the shower pan overflowing, please try to remove as much hair as possible from the drain and try using a drain cleaning product like Drano or similar to resolve the blockage.
DO NOT let the shower pan fill up and over flow
If this happens regularly it might pay to buy a drain hair catcher.
SHOWER CURTAIN & BATH MAT
Ensure the shower curtain is inside the shower pan and pulled to either side of the shower or the shower door is shut properly to give the best seal. This will minimise the water escaping the shower and leaking on to the floor.
Use a bath mat to capture any water that does escape the shower and hang it up over the shower after use to dry.
WASHING MACHINE
To help prevent issues with the washing machine avoid overfilling the washing machine and distribute clothes evenly and loosely inside the machine.
Use the right detergent for your washing machine in order to avoid suds and bubbles that can cause the washer to overflow.
Ensure the outlet hose from the washing machine is fully inserted into the outlet pipe.
If there is any doubt of it staying in place, use some duct tape around the hose and the outlet pipe.
Make sure the hot and cold hose pipes from the washing machine are securely connected to the taps (each end of the holes should have a rubber washer in it before screwing onto the tap) and not leaking when the taps are turned on.
TOILET
DO NOT flush anything other than human waste and toilet paper down the toilet.
DO NOT put lots of toilet paper in the toilet in one go.
DO NOT put wet wipes, paper towels, and sanitary items etc.... in the toilet.
If your toilet is blocked, please trying using a plunger first to resolve the blockage.
TAPS
Please report any dripping & loose taps to prevent issues getting worse as well as wasting water.
